TRAFFIC: How will this affect the Community?
The intersection of Mount Newton Cross Road and the Pat Bay already has the second highest accident rate on the Peninsula.  There are 7 access points leading to this short section of Mount Newton Cross Road:
South Side:
- Hermwood Lane - Tsawout residential community
- Lane with traffic from the Tsawout Child & Family Services, Super 8 Hotel, McDonalds and Esso station.
North Side:
- The 3 Story apartment building - lane into and exiting
- Shell Gas Station 
- Quality Inn
- Waddling Dog
Also:  Lochside Drive & Tsawout residential from Stautw Road

With all of the entrance and exit points, it can be an extremely dangerous section of road.  The increased traffic from the Marigold development has added to the challenge .  Now the short left-turning lane on to the highway is sometimes full, leading to traffic backed up and blocking vehicles trying to turn into lanes on the North Side.

Bicycle Traffic:  As this is a major cycling route, it is very dangerous at times for cyclists, even with the improved cycling lane.

Three new buildings on Marigold have recently come up for sale/rent. Once they are occupied, the congestion and problems will increase. Tsawout is also adding 50 homes and a 16 unit residential building.  All of this traffic will end up on Mount Newton Cross Road.

The Traffic Impact Survey
The developer, Starlight Investments, retained a consultant regarding traffic impact.  The report stated that the impact would be "negligible".  This makes no sense! What do you think?

Timeline:
November 18, 2024: Developer submitted amended proposal to remove townhomes that were to be built on the lovely treed greenspace in front of the existing apartment building.
This was in response to very negative community feedback to Council.


Council Meeting: May 12, 2025: 
- Council motion passed to send the matter to the PAC - the Planning Advisory Commission. - Two Councillors, Gord Newton and Zeb King voted AGAINST the motion (in otherwords, they do not support this development)
- Councillors Sarah Riddell, Bob Thompson and Chris Graham voiced significant concerns, including lack of community benefit, lack of affordable housing, traffic impact.

- The next PAC meeting is June 18.

- If one more councillor votes against this in the future, it will be tied - 3 to 3 and it will fail.
